how do I prepare my property for marketing?

Once you have appointed us to deal with the letting of your property, decided which level of service you require (managed or non-managed) and have signed our agency agreement, we are ready to market your property.

During the free appraisal, we would have discussed with you any potential improvements or changes that could add to the rental price.

We will then prepare extensive details of your property including using digital imaging technology, to provide 360o virtual tours and high-resolution photographs and start our marketing process.

The following simple steps have proved effective in creating a positive impression when prospective tenants come to view:
  • Tidy and air your property
  • Vacuum and dust thoroughly
  • Ensure all bathrooms and kitchens are clean and smell fresh
  • Thoroughly de-clutter - removing things that personalise your property such as family photos, trophies and bric-a-brac etc
  • Try to get as much light into your rooms as you can by leaving blinds and curtains open
  • Arrange some fresh flowers in the living room
  • Give front door a coat of paint if required
  • Do touch up any minor cracks or blemishes to walls or ceilings
  • Gardens should be tidied and lawns mowed - beds should be weed-free
  • Balconies should be spruced up with flower boxes where appropriate
  • Ensure we have a full set of keys to access all areas i.e. garage, outbuildings and garden where appropriate

One of our experienced letting negotiators will show your property to prospective tenants. We will have established the most convenient times for viewings with you when we were appointed. In cases where the property is occupied, we will have taken your instructions about communicating with your outgoing tenants. We aim to minimise disturbance and fuss for all parties by efficient communications within pre-agreed parameters. Using our expertise and experience in negotiating affords you the chance to step back and reserve your position should you require it.
