- Inform mortgage lender, head lessor and insurance companies (buildings, contents and public liability), where necessary, you want to let your property
- Arrange letting insurance, if required
- Ensure compliance with relevant safety regulations: electrical, gas and furnishings
- Check references of prospective tenants
- Ensure the appropriate sets of keys are given to the agent
- Leave instructions and manuals where appropriate eg. Appliances
- Arrange to redirect your post, if required
- Contact utility service providers informing them of changes to billing arrangements
- Get advice about the tax implications of rental income
- Ensure any special requirements, specified in the contract, are provided eg. extra beds etc
- Ensure the property is cleaned and tidied before tenants move in
- Ascertain whether an Inventory Report has been carried out
- Ensure you understand your obligations as a landlord under the terms of the Agent's Tenancy Agreement and Terms and Conditions.
