when should I appoint a solicitor to handle the legal side of the sale?
Many vendors don't appoint a Solicitor until they receive firm offers from buyers - but we advise you to appoint a solicitor immediately after choosing an estate agent to market your property. We recommend the solicitor immediately applies for the title deeds as banks and building societies can take up to 6 weeks to forward these documents - which can delay a transaction unnecessarily. At the same time, your solicitor should apply for the last three years service charge accounts, a copy of the current buildings insurance, all relevant lease documentation and to forward you a 'Vendor/Seller Questionnaire Forms' so that you are in a position to proceed quickly.
Our experience has shown that sometimes buyers really need to move quickly - for example if they are in a chain - and therefore it is vital that the above steps are undertaken.
